FCP in partnership with Rockwood Capital purchased the 10 acre site formally known as 215 Moffett Park Drive in March 2014. The property had always enjoyed occupancy by large corporate users due to its flexible construction and desirable location. Originally developed in the early 1970s for Control Data Corporation ("CDC"), it served as a research and development facility for its engineers developing mainframe computers. Subsequently in 1988, McCandless Development purchased the property from CDC. The building underwent a major renovation and was leased to SuperMac Technology for its headquarters. Most recently, FCP and Rockwood purchased the property from Applied Micro Circuits who was occupying the building as their headquarters.
After closing, FCP designed and entitled a redevelopment of the property, increasing the FAR from 35% to 60%. The redevelopment consists of renovating the existing building and constructing a new building similar in appearance and architecture, all new landscaping and outdoor amenity areas, a three level parking structure and a separate amenity building. Entitlements were achieved in less than one year with construction starting in Q4 2015. Construction completion is anticipated in late 2016.
